Yet many people are still unaware of these benefits.
Less Materials Waste - Pre-fabrication makes it possible to optimize construction materials
purchases and usage while minimizing on-site waste and offering a higher quality product to the
buyer. Bulk materials are delivered to the manufacturing facility where they are stored in a protected
environment safe from theft and exposure to the environmental conditions of a job site.
Less Material Exposure to Inclement Weather –. Many of the indoor air quality issues identified in
new construction result from high moisture levels in the framing materials. Because the modular
structure is substantially completed in a factory-controlled setting using dry materials, the potential for
high levels of moisture being trapped in the new construction is eliminated
Less Site Disturbance – The modular structure is constructed off-site simultaneous to foundation and
other site work, thereby reducing the time and impact on the surrounding site environment, as well as
reducing the number of vehicles and equipment needed at the site.
Safer Construction –Modular construction is a safer alternative. Conventional construction workers
regularly work in less than ideal conditions dealing with temperature extremes, rain, wind, or any
combination of natural conditions. This, by its very nature is a much more challenging environment
to work safely in. Additionally, the potential for injury including falls, the most common work site
risk, is much higher. In a factory controlled setting, each worker is typically assigned to a work
station supplied with all the appropriate equipment needed to provide the safest work environment
possible. Off-site construction also eliminates the hazards associated with materials, equipment and
an incomplete construction processes typical of construction sites that can attract curious and
unwelcome “visitors” (i.e. students on a school expansion project).
Flexibility – When the needs change, modular buildings can be disassembled and the modules
relocated or refurbished for their next use reducing the demand for raw materials and minimizing the
amount of energy expended to create a building to meet the new need.
Adaptability – Modular buildings are frequently designed to quickly add or remove one or more
“modules” minimizing disruptions to adjacent buildings and surroundings.
Built to Code With Shorter Build Times – The bottom line is that with modular construction you
can get a facility built to the same local codes with construction quality as good as or better than a
comparable site built building in much less time. Additionally, the abbreviated construction schedule
allows you to get a return on your investment sooner while minimizing the exposure to the risks
commonly associated with protracted construction schedules.

THE NEW REALITIES OF MODULAR CONSTRUCTION
Five Outdated Notions About Modular Construction and Their New Realities
For some time now, the advantages of modular construction over traditional building methods have been well-documented. Benefits that include shortened construction time and the potential for relocating and re-selling a modular building have brought the modular construction industry to new heights.
But with all these new heights, comes all the pre-conceived notions about modular construction and its benefits. In this article, we’ll take a look at five outdated and unfounded notions, and address them with new realities from the world of modular construction.
Notion #1– Modular construction means ugly, boring, boxy and institutional-looking design.
The New Reality – Modular construction and modular design have evolved from their cookie-cutter, institutional roots. Today’s modular construction customers include some of the finest corporations and healthcare facilities in the world and other business that demand functional, durable and aesthetically-pleasing design. In fact, many modular construction companies collaborate with architects and interior designers to create modular designs that meet the needs of customers and end-users. The same materials and finishes available in traditional construction are available to the modular industry.
Notion #2 – Modular construction isn’t of the same quality as good old-fashioned building methods.
The New Reality – The factory environment in which most modular construction assembly is performed improves quality. Modular sections are assembled to exacting specifications that aren’t as easy to find in traditional building methods being used on traditional job sites. Quality assurance is built into every step of the modular construction process. Multiple inspections, streamlined contractor schedules and more make modular construction and viable choice. In fact, modular buildings and their sections are “over-built” to withstand the rigors of transportation to the assembly site. Can you imagine cutting a stick-built building into sections and trying to move it down the road? Additionally, modular construction must meet the same exacting codes as any other construction method. Modular construction uses the same “sticks” as traditional construction, just in a different, and often better, way.
Notion #3 – Modular construction takes longer than traditional building methods.
The New Reality – Modular construction companies address the issues associated with construction speed by using concurrent construction strategies. These strategies allow customers to use their building or facility much sooner than they would be able to with traditional construction methods. This speed translates into faster occupancy and faster revenue generation, which every company should see as a benefit. This reality also allows for less site disruption and lowers the site safety risks.
Notion #4 – Modular construction is more expensive than traditional methods.
The new reality – Modular construction adds value and in most cases will save money when faster revenue generation and local factors such as material costs and labor issues are taken into consideration. Since site work can be completed in conjunction with the modular elements, time is saved over the entire construction process. The faster completion time, in reality, reduces the overall cost per square foot.
Notion # 5 – There is no such thing as a permanent modular building.
The new reality – Although modular construction is useful as a temporary solution to space needs, the fact is that modular construction is now used extensively as a cost effective and permanent building method. Virtually any building that is designed as “stick-built” can be constructed using accelerated, modular methods including multiple-story buildings. These buildings can include, medical facilities, retail structures and residential real estate.
Conclusion
Modular construction has proven itself to be a viable and economical choice for building. Today, an estimated 40 percent of all building projects employ modular construction methods. With the preconceived notions of modular construction being met and eliminated one-at-a-time, it’s no wonder this method of construction has gained ground over traditional methods.
